VF Developments, LLC, a company that is owned and operated by individuals from minority and female groups, has successfully reintroduced a modern-style multifamily community called “900 West College” to the Chinatown area in the bustling downtown of Los Angeles, California. The 10-unit community, originally constructed in 1969, has undergone extensive renovations and is now ready to meet the high demand for quality living spaces in the area. VF Developments, LLC has also secured refinancing from a top 20 national bank, replacing the acquisition bridge loan that was initially used to acquire and renovate the community.
In March 2020, VF Developments, LLC partnered with private investors to acquire the Los Angeles multifamily property located at 900 West College Street. Within a short distance of Chinatown and downtown Los Angeles, the building is a contemporary two-story garden walkup situated in the Figueroa Terrace hillside. The community features ten spacious one, two, and three-bedroom units.
Located in the heart of Los Angeles, California, the community enjoys easy access to the city’s top attractions such as the LA Fashion District, Staples Center, Disney Concert Hall, and the vibrant Chinatown neighborhood. Chinatown, a well-known tourist site in the city, is now going through a contemporary revival. Visitors can enjoy a lively atmosphere with a diverse range of activities, including dining at traditional Chinese restaurants, indulging in dim sum, and browsing through gift shops and specialty grocery stores. Additionally, the neighborhood boasts the iconic Taoist Thien Hau Temple, small art galleries, and bars. Food lovers can relish creative Asian-fusion eateries, as well as the famous Philippe the Original restaurant, renowned for its delicious French dip sandwich.
Victoria Vu, a celebrated designer and Managing Partner of VF Developments, LLC, who was once a prominent Halloween costume designer, has meticulously designed and restored the rental homes. Ten on-site parking spots, central air conditioning, and complete amenities are all included in these apartment units. Featuring the exquisite design expertise of LA’s finest designer, these premium rental homes showcase one and two-bedroom floor plans that are spacious and equipped with keyless entry door locks, newly renovated kitchens, and bathrooms. The kitchens are fitted with gleaming white stone quartz countertops, state-of-the-art self-closing cabinets, and top-of-the-line stainless-steel Whirlpool refrigerators, gas cooktops with ovens, and microwaves. The rental homes also have porcelain-tiled bathtubs, glass shower doors, oversized vanity mirrors, central A/C heating and cooling, recessed lights, remote control blinds in a luxurious style, and distressed wood plank floors. Additionally, an onsite washer and dryer facility is available for tenants’ convenience.
The COVID-19 emergency in Los Angeles County officially ended on March 31, 2023, marking the culmination of a three-year struggle. During the pandemic, the county implemented emergency tenant regulations that provided renters with eviction protection if they faced economic difficulties and couldn’t pay their rent on time. However, these regulations are no longer in effect, and tenants are now required to pay their April rent on time or risk eviction. To settle their outstanding rent, tenants must make payments for the rent owed between March 1, 2020, and September 30, 2021, by August 1, 2023. For rent owed between October 1, 2021, and January 31, 2023, tenants must pay by February 1, 2024.
Victoria Vu expressed her enthusiasm about the completion of the latest Chinatown community renovations, which will offer affordable housing to the residents of Los Angeles. Two other Chinatown neighbourhood communities, 920 Everett Street and 701 N. Hill Place, have already undergone repositioning work by VF Developments, LLC, and the company plans to increase its presence in the neighbourhood. As a first-generation American, they work to revitalise the local neighbourhoods and provide contemporary rental homes. Following the end of the COVID emergency on March 31, tenants must resume paying rent to avoid causing significant harm to the property owners who must meet their mortgage payments without much financial relief from their lenders.
Kim Vu added to the conversation by remarking that America is genuinely the land of opportunities. As a refugee who fled Vietnam with her family during the war on a handmade raft, she finds it unbelievable that she is now leading a significant apartment renovation project in the Chinatown area of Los Angeles. The team that executed the renovations on the building’s exterior and interiors were all from the local minority community, including vendors, employees, and contractors. VF Developments, LLC takes pleasure in giving minorities in the Chinatown neighbourhood work opportunities, beautifying the neighbourhood, and offering more reasonably priced homes.
